THIS week’s property review includes this wrap-up of interesting recent listings across the country, a separate article on recently completed sales of note, and another on properties recently returned to the market.

EOI for Central Queensland’s Deepwater

Rolleston beef producers Lindsay and Donna Fairweather have listed their highly improved, productive beef and farming enterprise in Central Queensland.

Held by the family since 2006, the 3066ha Deepwater is located in the renowned Oombabeer district, 30km north-east of Bauhinia and 70km west of Moura.

Hourn & Bishop Qld agent Brad Hanson is offering the property via expressions of interest closing on March 28 and has already received good inquiry from Queensland and New South Wales producers.

“I don’t know what price Deepwater will achieve, but the nearby 2826ha Lucky Dip made a record $24.5 million or $8670/ha (bare) in August last year,” he said.

Based on those figures, Deepwater could achieve upwards of $26m.

The gently undulating country, selectively cleared, features deep, rich brigalow, blackbutt, bonewood, crows ash and softwood scrub soils.

Noted for its heavy carrying capacity, Deepwater is currently running 1200 head of mixed cattle on established improved pastures and legumes.

There is 405ha of established leucaena that can be increased and 546ha of deep self-mulching cultivation growing oats and wheat.

Water is sourced from three equipped dams and one lagoon and permanent water from Zamia Creek.

Infrastructure includes a four-bedroom home, a three-bedroom manager’s home, workers quarters, two sheds, steel cattle yards and 2500 tonnes of grain storage, as well as a dryer.

In May last year, the Fairweathers paid more than $22 million for the 10,010ha The Rimrock (breeding, finishing and backgrounding country) in Central Queensland’s sought after Arcadia Valley region.

And in June 2020, the family paid $7.4m ($2621/ha) for the 2823ha Yatton, the highly productive Central Queensland property once owned by beef industry heavyweight, the late John Purcell.

Brodie Agencies lists NQ’s Barragunda and CQ’s Westward Ho

After 29 years, Peter and Marie Atkinson are selling their open downs breeding, backgrounding or finishing country in north Queensland.

The 9269ha Barragunda is located 67km south of Hughenden in a tick-free area, with good access to live export cattle markets at Townsville and Cloncurry, and southern meatworks, feedlots and store cattle markets.

Brodie Agencies agent Tom Brodie said there had been good inquiry from producers in Charters Towers through to Julia Creek.

While he was unable to offer a price guide, a similar size Hughenden holding recently placed under contract achieved a price in the mid-to-high $900/ha range.

Barragunda is close to the 9788ha blue ribbon Peronne Station that achieved a record $13.1m (including 480 breeders) at auction in August 2022 – achieving around 30 percent above the previous best sale in the district. On a bare basis, Peronne sold for around $11.6m or $1185/ha or $10,000 a breeder area.

Situated in a 475mm rainfall region, Barragunda is enjoying an excellent start to the season with between 119mm and 282mm falling across the property.

A good body of Mitchell, Flinders and buffel grass, and other native grasses and sweet fattening summer herbages, are growing on the pebbly chocolate and red fertile soils.

In an average season, the vendor estimates Barragunda can comfortably carry 1100 cows and calves.

Free of prickly acacia, Barragunda has a minor infestation of Parkinsonia along the creek systems that is being controlled by the vendor. A previous, small outbreak of Coral Cactus is being constantly monitored.

Barragunda is watered by a sub-artesian bore and six equipped dams and following a good wet season, numerous short-term waterholes can be found along the Yantee and Gum Creeks.

Infrastructure includes a five-bedroom home, a one-bedroom cottage, steel cattle yards, steel sheep and goat yards, numerous sheds and 20km of exclusion fencing.

Barragunda will be auctioned on April 18 bare of livestock, plant, equipment and materials.

In an average season, Barragunda’s vendors estimate the property can comfortably carry 1100 cows and calves.

 

Westward Ho

After three years ownership, Winton’s Ogg family, Ayrshire Downs, is selling low maintenance backgrounding or finishing country that can be run remotely.

The 10,578ha Westward Ho is located halfway between Winton and Longreach in a tick free area in Queensland’s central west.

Despite the name, it is not to be confused with Boulia’s 50,000ha Westward Ho which sold at auction in 2016.

The gentle undulating Mitchell, Flinders and buffel grass open downs country has a mix of sweet summer herbages growing on the chocolate self-mulching fertile soils, after experiencing a good seasonal start to the year.

In an average season, Westward Ho can comfortably carry 1200 backgrounders through to feeder weights. Currently, lightly stocked with 160 cows and calves, the property is carrying a good body of feed.

Brodie Agencies agent Tom Brodie said Westward Ho is an easy care property that will produce high weight gains for a low cost.

“It is ideally situated for cattle travelling between Queensland’s north and north-west and from the Northern Territory,” he said.

Westward Ho is not being offered with a price guide, however 2023 property sales in the region achieved around $585-$670/ha.

While it is prickly acacia free, there is a small infestation of Parkinsonia which is currently being controlled.

Situated in a 400mm rainfall region, Westward Ho is watered by three sub-artesian bores, three dams and some seasonal waterholes along the Darr River channels.

Infrastructure includes steel cattle yards, but there is no home or buildings on the property.

Westward Ho is being offered bare of livestock, plant, equipment and materials.

Expressions of interest close on April 22.

Westward Ho is an easy care property that will produce high weight gains for a low cost.

 

Qld Western Downs country offers diversity + income

After 75 years of family ownership, the Uebergangs are offloading their southern Queensland grazing and farming asset.

The 1296ha Berwyndale is located 20 minutes from Miles and 30 minutes from Chinchilla on Queensland’s Western Downs.

The country comprises 511ha of irrigation via six centre pivots, two flood areas and 337ha of dryland cropping including cotton, sorghum, mung beans, chickpeas and other summer and winter crops.

The 448ha balance, supported by a natural habitat of brigalow tree lines, is used for grazing.

Ben Forrest from Resolute Property Group said rarely did tightly held properties of this calibre come to market.

“With its original beginnings as a heavily timbered brigalow block, Berwyndale has been cleared and developed into a premium irrigated, dryland and grazing powerhouse, ideal for cropping or as a backgrounding and finishing depot,” he said.

“There has been good inquiry from local and interstate producers seeking a standalone operation, diversity for their existing operations and for expansion,” Mr Forrest said.

Berwyndale is watered by a 2000ML water licence sourced from the overland flow, the Columboola Creek, a 780ML catchment dam and an 800ML storage dam.

Infrastructure includes a four-bedroom home, a cottage, multiple sheds, 637 tonnes of silo storage, cattle yards and seven gas wells generating an undisclosed income.

Berwyndale is offered for sale via expressions of interest closing on April 2.

 

High carrying capacity country in Qld’s Maranoa

After 97 years, the Kadel family has listed high carrying capacity country in southern Queensland’s Maranoa.

The 4477ha Pamaroo is located 65km north of Roma in traditional bullock country that is renowned for being highly productive.

The brigalow, bottle tree and belah country has undulating softwood scrub hills and sweet flats, with extensive areas (previously farmed) growing a large body of buffel and improved pastures.

TopX agent Carl Warren has received good inquiry from locals and producers in central and western Queensland, as well as Katherine in the Northern Territory.

“After a late start, Pamaroo is experiencing a good season. Interest is coming from those seeking safe grower country. This is tightly-held country that is notoriously safe, held by generational families.”

Pamaroo is watered by 23 dams, seasonal watering points from numerous gullies which flow through the property and three bores (only two are being used).

Infrastructure includes two four-bedroom homes, a four-bedroom demountable, two cattle yards and numerous sheds.

Pamaroo will be auctioned bare on April 18.

Background & finish on northern NSW’s Glasston

Northern New South Wales producers are showing good interest in a mixed farming enterprise at the foothills of the Liverpool Ranges.

Owned by Angus Scott since 1988, the 1399ha Glasston is situated west of Willow Tree and an hour from Tamworth.

McGrath Upper Hunter agent Michael Burke said producers with both grazing and farming interests have inspected the property.

“Glasston is a grazing property that allows producers to background or finish their progeny and that is proving to be a valuable marketing tool,” he said.

Around 1157ha is basalt grazing country capable of running 400 breeders and finishing their progeny.

The remaining 242ha is arable with fertile soils that can grow grain, oilseeds and fodder crops.

Situated in a 762-812mm annual rainfall area, Glasston is watered by a creek frontage, 25 dams and a bore.

Infrastructure includes a four-bedroom home, a three-bedroom cottage, two cattle yards, sheds and a shearing shed.

Expressions of interest close on March 28.

1399ha Glasston is situated west of Willow Tree and an hour from Tamworth.
