THIS week’s property review includes a wrap-up of interesting recent listings across Queensland and two separate stories on recent listings in New South Wales, and Victoria, South Australia and Western Australia.

Sought after Isaac River cattle country could make $30m-$40m

Some of Central Queensland’s best brigalow scrub country will be auctioned on a walk-in walk-out basis by brothers Peter and Mark Danastas after 25 years of ownership.

The 9547ha Hillcrest is situated 53km east of Middlemount. The versatile country offers breeding, backgrounding or finishing around 3000 head of mixed cattle.

The prime Isaac River cattle country neighbours Consolidated Pastoral Co’s Langley Station – which it purchased in February last year for $17 million with cattle, plant and equipment.

Included in the sale of Hillcrest are 1800 head of Red Brahman cattle (breeders, replacement heifers, weaners and bulls), as well as basic machinery.

Nutrien Harcourts GDL agents Dan Tyson and Bill Reid were unable to provide a price guide, however similar country in the area is making around $3706/ha ($1500/ac), which means Hillcrest could achieve between $30m and $40m.

“It offers a turnkey operation for prospective buyers with strong inquiry from across Queensland, including private individuals and companies,” they said.

The country is mostly brigalow scrub carrying well-established weight gaining stands of buffel and green panic.

The fertile, deep black soil Isaac River flats support high-quality grazing but also offer potential cropping opportunities.

Hillcrest features 11km of Issaac River frontage, 10 dams and several semi-permanent holes in a 600mm annual rainfall region.

Infrastructure includes a three-bedroom home, a two-bedroom workers cottage, cattle yards and numerous sheds.

Hillcrest will be auctioned on November 21.

 

Breeding block north of Charters Towers

A North Queensland established breeder property with potential for further development is being offered to the market for the first time since 1985.

The 25,200ha Hopewell Station is located 70km north of Greenvale and 235km north of Charters Towers.

Offered on a bare basis, the property is estimated to run 2750 head of cattle and is being marketed as a low cost, easy care and productive breeding opportunity.

Previously, Hopewell was used by the Valley of Lagoons as a bullock paddock.

Hopewell Creek has open black soil flats rising to red tablelands country with softwood scrub scattered throughout.

The soils are mostly yellow and red duplex loams, gravelly red clays and alluvial soils along the creeks.

Situated in a 750mm rainfall region, the property is watered by the Hopewell, Perry and Redbank Creek systems, along with numerous dams. Seasonal water is available along the creek lines during the wet season months.

Stockplace Marketing agent Luke Westaway said areas of Hopewell offer opportunity for further water infrastructure to develop closer water radius.

Well grassed & cluster fenced Greenoaks

Kandimulla-based Cambingila Pastoral is selling its well grassed, cluster fenced backgrounding operation in southern Queensland.

The 5099ha Greenoaks, 25km from Dunkeld and 65km south of Mitchell, was purchased in 2020 by the vendor who has now decided to divest the non-core asset.

Suited to cattle, sheep or goats, the mix of country includes brigalow, belah, melonhole, ironbark and poplar box, and some small areas of mulga.

Resolute Property agent Ben Forrest said good inquiry is coming from western Queensland producers and those seeking value for money country.

“There is a good body of dry feed coming out of winter and is it estimated to run 800 to 900 head of cattle.”

Watered by nine dams, the infrastructure includes a four-bedroom home, a demountable, steel cattle yards, a shearing shed, sheep/goat yards and numerous sheds.

Expressions of interest for Greenoaks close on November 15.
