Gina’s Rockybank Aggregation tipped to make $55m

Expressions of interest are now being sought for Gina Rinehart’s substantial grazing and dryland cropping portfolio in the Maranoa region of southern Queensland which is anticipated to make around $55 million.

Spanning 22,666ha, the Rockybank Aggregation comprises three holdings near Tingun, 25km south of Roma.

As reported earlier on Beef Central, frustrations over foreign land tax impact was raised as a reason for the sale,through Ms Rinehart’s one third minority partner in S Kidman, Shanghai Cred.

For sale as a whole or as separate assets, the 16,440ha Rockybank is being offered with a $35m price guide, the 4145ha Holyrood for more than $12m and the adjoining 2082ha Maffra South has $8m plus expectations.

The country features brigalow/belah scrub, poplar box, cypress pine, Mitchell grasslands and coolibah floodplains and is estimated to run around 5800 adult equivalents.

Around 2947ha of the aggregation is developed for dryland cropping for forage and fodder production.

Boasting frontage to Duncan, Camp, Emu and Back Creeks, the aggregation is also watered by a bore network to tanks and troughs, supported by numerous dams.

The infrastructure is described as high quality and includes multiple dwellings, cattle yards, feed pens, silos, numerous sheds and well-developed fencing.

The Rockybank Aggregation is offered for sale by EOI closing on April 1. LAWD agents Danny Thomas and Elizabeth Doyle are handling the sale.

 

Mitchell’s Verniew heads to auction

In south-west Queensland, quality breeding and backgrounding country on the banks of the Maranoa River is being offered for sale by the Douglas family after six decades of ownership.

The 10,899ha Verniew, 40km north of Mitchell and 120km from Roma, is presenting well after 68mm of rain over the past week.

Abundant stands of buffel grass are growing across the developed areas capable of running around 700 breeding cows.

Boasting 8km of double frontage to the Maranoa River, Verniew is also watered five bores, dams and seasonal waterholes.

Infrastructure includes two two-bedroom cottages, a three-bedroom donga, two steel cattle yards and numerous sheds.

Verniew will be auctioned on April 10. Ray White Rural agent Bruce Douglas is handling the sale.

 

Campbell family lists Thallon flood plain country

In southern Queensland, Thallon flood plain country has been listed for sale by the Campbell family after failing to sell via expressions of interest last year.

Offering development potential, the 6925ha Moonie Ponds has bitumen highway frontage and is located 10km south of Nindigully, 20km north of Thallon and 50km east of St George.

Featuring mostly self-mulching grey soils, 5344ha are arable with 3400ha currently planted to wheat. A further 60ha, that typically grows cotton, are irrigated by extensive overland flow water.

The balance of country is growing substantial stands of buffel and Mitchell grass and running 700 head of mixed cattle.

A natural lagoon system is a feature of Moonie Ponds, complemented by a capped artesian bore and a 600ML storage dam.

Infrastructure includes a four-bedroom home, a two-bedroom cottage, a five-bedroom workers quarters, a new machinery shed, grain silo storage, a five-stand shearing shed and cattle yards. Recent improvements include new boundary fencing, gateways and grids.

The sale of Moonie Ponds is being handled by Ray White Rural agents Bruce Douglas and Mark Schwerin.

 

Significant infrastructure on CQ’s relisted Kelinda

Central Queensland’s Kelinda is being offered for sale by private treaty by the Hosking family following significant infrastructure investment over the past two years.

The 1319ha grazing, farming and irrigation property, 14km north of Moura and 84km west of Biloela, was passed in at $18 million at auction in November 2023.

Since that time, the vendors have undertaken major upgrades to water infrastructure, including new pump installations, laser levelling of additional country and the construction of a second ring tank.

Kelinda is situated in a 632mm average annual rainfall region and has a long production history across a diverse range of crops such as cotton, winter cereals, grain sorghum, corn, pulse crops, millet and forage sorghum for hay production.

Water security is a key feature of the operation, with 3705ML of water from the Dawson River, which forms the property’s western boundary, as well as the Mimosa Creek system. This is supported by 2580ML of on‑farm water storage.

Owned by the Hosking family for 13 years, Kelinda has developed a reputation for efficient production and sustainable farm management.

During the initial marketing campaign, agent Brad Hanson said the property had been developed to capitalise on its natural attributes while maintaining consistent, cost‑effective and high‑yielding crop performance.

Improvements on the property include a new four‑bedroom residence, self‑contained workers’ accommodation, a machinery shed and 375-tonnes of on‑farm grain storage.
