Clarks list Victorian ag opportunity

Martin Clark and his family have listed a mixed grazing and cropping portfolio south-west of Melbourne, presenting buyers with an investment-grade agricultural opportunity.

The 1016ha Murnong Farming Aggregation near Inverleigh, is ten minutes from Winchelsea and 30 minutes from Geelong. It is expected to sell for between $22.5 million ($22,145/ha) and $24.7 million ($24,699/ha).

The diversified operation combines cropping, a prime lamb breeding flock, an 8500 head lamb containment feedlot with a 1000 head auto-induction system and an intensive free range piggery.

Elders and Charles Stewart Colac have been appointed to manage the expressions of interest campaign, which closes on December 8.

The agents said the aggregation’s reliable rainfall, secure water supply and proximity to the Geelong and Melbourne markets will appeal to institutional investors and major farming families seeking a premier, turnkey asset at scale.

The Murnong Farming Aggregation comprises five adjoining properties.

At its centre is the 121ha Murnong, the enterprise’s operational hub. Designed for efficiency, it includes an office, workshops, a hay shed and grain storage, as well as a three-bedroom home, a three-stand shearing shed and undercover sheep yards.

Across from Murnong, the 78ha Wattle Block comprises five paddocks reliably watered by a 40ML dam.

To the east, the 343ha Waverley supports both grazing and cropping. Its infrastructure includes grain silos and a water network supplied by a 360,000 litre header tank that gravity feeds 12 paddocks.

The 266ha Murnong North accommodates the free-range piggery with advanced weaner sheds, auto-draft yards, an office and storage facilities.

Completing the portfolio, the 254ha Yallambie offers flexibility for cropping or fodder production. Improvements include a four-bedroom home and a 50ha centre-pivot irrigation system supplied by a 20ML feeder dam and 100ML of water from the Barwon River.

Scale in SA’s Murray Mallee

After 10 years of ownership, Peter Burge and his family have listed a substantial mixed-farming enterprise in South Australia’s Murray Mallee region.

The 2613ha Mindarie Downs is near Wanbi, 50km south of Loxton and 230km east of Adelaide.

With price expectations of $3.5 million ($1360/ha or $550/ac) to $3.9 million ($1483/ha or $600/ac), the property is already drawing interest from neighbouring and local farmers, as well as buyers from the Upper South East.

Its location provides access to the broader Riverland, as well as established agricultural service centres and key freight routes across the Murray Mallee.

Acquired by the vendor in two stages, Mindarie Downs has traditionally supported a mixed farming operation producing cereals and legumes, including wheat, barley and vetch, alongside sheep and cattle.

The land ranges from gently undulating to flat and features productive red loam soils, sandy loam rises and areas of Mallee vegetation that provide shelter.

LAWD director Nigel Gosse said the property is attracting buyers seeking to build scale in the region.

“Mindarie is an affordable opportunity and should appeal to existing local farming families seeking to expand their footprint in the region, as well as new entrants looking for a substantial mixed farming platform.”

Water is supplied by an equipped bore with an electric submersible pump which feeds a header tank and gravity-fed reticulation system servicing concrete troughs across several paddocks.

Infrastructure includes a three-bedroom stone homestead, a two-stand shearing shed, steel sheep yards and several sheds.

Mindarie Downs is being offered for sale by expressions of interest closing on November 18.

Extended EOI’s for SW Qld’s Boanbirra

The expressions of interest campaign for the Boanbirra Aggregation in south-west Queensland has been extended and will close on 20 November, following heavy rain across the aggregation that has disrupted inspections.

JLL Agribusiness and Devine Rural said the new closing date gives all interested parties time to inspect the properties firsthand before submitting an EOI.

The estate and family of the late Sinclair Hill are offering the last of his once extensive rural property holdings, which stretched across western Queensland and into New South Wales.

The 91-year-old veteran cattleman and polo player died in November last year following an accident on his farm near Nowra.

The exclusion fenced Boanbirra Aggregation, spanning 40,198ha, 45km south-west of Bollon, comprises the adjoining Boanbirra, Fernlee and Donna Downs holdings.

The aggregation was first listed during the drought year of 2019 after Mr Hill announced his retirement from the cattle industry. It returned to the market in 2024 after failing to sell.

Suited to cattle, sheep and goats, with scope to breed and finish livestock, Boanbirra was transformed under Mr Hill’s ownership from a beef breeding and finishing enterprise into a large-scale Dorper prime lamb operation.

The country features a mix of red loams and heavier black soil flats along watercourses, with areas suitable for cultivation.

Devine Rural’s Brendan Devine, who has had a long association with livestock marketing on behalf of the Hill family, said Boanbirra has long proved productive for breeding and backgrounding sheep and cattle.

“The properties benefit from strong herbage and clover growth in winter, while there is a strong grass response in summer, particularly across the large improved buffel area on brigalow and gidgee country that is second to none in south-west Queensland.”

“Combined with the exclusion fencing and more than 140 watering points supplied by a capped artesian bore producing 90 psi, the weight gain and bloom on livestock is a major feature of the Boanbirra Aggregation,” Mr Devine said.

JLL’s Fergus Russell and Chris Holgar said interested parties can purchase the aggregation as a whole or as separate parcels.

“This is intended to cater to a broad market, including local and interstate participants seeking scale in a low-cost production region.”

The aggregation’s land types include 16,826ha of wooded alluvial plains, 9407ha of brigalow, 5110ha of soft mulga and 3799ha of open alluvial plains.

Pastures include extensive areas of buffel, along with a mix of summer and winter herbages that respond quickly to seasonal rainfall.

With an estimated carrying capacity of 30,000 Dry Sheep Equivalents, the aggregation has historically carried 12,000 Dorper ewes and followers, with significant agistment and cattle finishing used when seasonal conditions allow.

A key feature is the Great Artesian Basin Sustainability Initiative bore scheme, which reticulates water to 140 header tanks and 160 troughs across the aggregation. The system is complemented by seasonal catchment dams and waterholes.

Infrastructure includes multiple residences, a four-stand shearing shed, sheep and cattle yards and machinery shedding.

The exclusion fenced Boanbirra Aggregation, spanning 40,198ha, 45km south-west of Bollon, comprises the adjoining Boanbirra, Fernlee and Donna Downs holdings.
