Lawsons Angus lists Cobwell Station

Lawsons Angus has listed its Southern Riverina grazing and cropping property with extensive Wakool River frontage for offers above $12 million.

The 3539ha Cobwell Station is 12km north-west of Barham in New South Wales and 50km east of Swan Hill in Victoria.

Extensively developed by Harry and Ruth Lawson during their five-year ownership, the couple is now pursuing expansion opportunities closer to Yea.

The enterprise runs around 1200 cows and calves, with the capacity to scale up to 1500 breeders.

A reliable year-round feed base is provided by winter (pastures, cereals and lucerne) and summer cropping (sorghum and maize) grown on 225ha of laser levelled flood irrigation, 1276ha of dryland cropping and grazing land, with native grazing and support making up the balance.

Cobwell is divided into 47 paddocks, with 60km of new fencing, interlinked by an extensive laneway system.

Notably, current management has implemented virtual fencing using a cattle collar system to optimise pasture rotation and grazing management.

Situated in a 374mm rainfall zone, Cobwell has heavier clay loams, transitioning to areas of sandy rises.

The holding has extensive frontage to the Wakool River (18km), Merangatuk Creek (17km) and Barbers Creek (15km). Additionally, it can access irrigation water via the Murray Irrigation Limited channel and Wakool River.

Infrastructure includes a renovated 1930s four-bedroom home on the banks of Merangatuk Creek, a three-bedroom managers residence, two steel cattle yards and multiple sheds.

LAWD and Border Real Estate have appointed to handle the expressions of interest campaign for Cobwell Station closing on October 22.

 

$11m-$12m for regenerative farm

Gillian Sanbrook has listed her southern NSW commercial cattle business run under holistic management principals and natural sequence farming, alongside an established and registered soil carbon project for between $11 million and $12 million.

The 950ha Bibbaringa overlooks Lake Hume and is 45km from Albury-Wodonga and Holbrook.

Shaped over two decades, Bibbaringa operates under a regenerative farming system adopting a cattle trading and agistment arrangement, with an estimated carrying capacity of 450 breeding cows.

The country features valleys sown to perennial pastures and clover rising to lower slopes and open undulating grazing land, through to sheltered timbered rises and plateaus.

Since purchasing Bibbaringa in 2007, the property has undergone extensive grazing and landscape development.

More than 90 grazing paddocks support rotational grazing and pasture recovery, 70,000 native trees and shrubs have been planted, soil quality has improved and 100 percent ground cover has been achieved.

Situated in a 750mm average annual rainfall region, Bibbaringa has a bore, a network of spring-fed and catchment dams and a modern solar powered stock-water reticulation with remote monitoring sensors.

Infrastructure includes a four-bedroom home, a renovated four-bedroom shearers’ quarters/cottage, a studio and a repurposed woolshed used for workshops, functions and studio purposes, cattle yards, numerous sheds and two silos.

Bibbaringa is offered for sale by expressions of interest closing on October 15. Inglis Rural Property agent Sam Triggs is handling the sale and is anticipating strong inquiry.

 

Western Division property heads to auction

An extensively developed NSW Western Division grazing property has been listed for sale by the Robson family after eight years of ownership.

The 5206ha Aitken is a Western Lands perpetual lease near Cumborah, 43km from Lightning Ridge and 90km from Walgett.

The country has a mix of herbages, red and yellow copper burr and Mitchell grass and succulents, providing a productive grazing base for both sheep and cattle.

Aitken is currently carrying around 3750 Dohne ewes, with any remaining livestock on the property to be offered to the successful purchaser if not sold prior.

Elders agent Baden Chaffey reports good interest from local and interstate producers, particularly from Queensland because it offers good value for money.

He said the vendors had undertaken significant investment in fencing, water and livestock-handling infrastructure, including more than 100km of new fencing.

The property offers room to further develop and enhance production by cropping more than 400ha.

An extensive water system has been developed across Aitken, incorporating storage tanks and 40 new livestock troughs.

Water security is supported by a dam and connection to the Bangate Bore No. 2 cap-and-pipe scheme.

Infrastructure includes a three-bedroom cottage, shearers’ quarters, steel cattle yards, a five-stand shearing shed, portable sheep yards, eight containment feeding pens with troughs, sheds and 250-tonnes of grain storage.

Aitken will be auctioned on October 1.

Price drop for Riverina’s Kilnyana

The asking price for the Southern Riverina property Kilnyana has been reduced to $33 million ($7625/ha or $3085/ac) after seven weeks on the market.

This update reflects a $5m drop from the Hermiston family’s July asking price of $38m, which had already been scaled back from initial expectations of over $40m a year ago.

When factoring in a conservative $1m valuation for the property’s structural improvements, the revised bare price for the fenced and watered asset sits at $7394/ha ($2,994/ac).

The 4328ha property is located near Savernake, 25km south-east of Berrigan, 30km north of Mulwala and 45km east of Tocumwal, placing it close to grain receival sites, abattoirs and saleyards.

It is only the second time in 150 years that Kilnyana has been offered for sale.

Hermiston AG Enterprises, established in 1986, is a family-owned business that farms a further 9500ha across four properties, including Lake Piccaninny and Quiamong near Conargo and Lyndhurst near Brocklesby.

LAWD agents Col Medway and Patrick Kerr have been appointed to manage the latest sales campaign.

They said Kilnyana was already drawing good interest from local and corporate buyers.

“Buyers who appreciate the ability to pivot between sheep, cattle and cropping systems to capture market changes will be drawn to Kilnyana which has a long history of true mixed farming capability.”

The property is regarded as a premier mixed farming enterprise, supporting dryland cropping, prime lamb, wool and beef production.

About 2800ha of mostly red and grey clay loam soils have been developed for dryland cropping. The 2026 program comprises 1124ha of canola, 1095ha of barley, 521ha of wheat and 60ha of vetch.

The balance includes 1004ha of native pastures, which are arable and could be developed for cropping, along with 352ha of improved pastures (lucerne) and 172ha of timbered grazing country.

Historically, the breeding and finishing enterprise has run between 2000 and 2500 ewes for meat and wool production, alongside opportunistic lamb trading and beef agistment.

Located in a 470mm average annual rainfall region, Kilnyana is supplied by the Mulwala Canal via the MIL pipeline system, as well as 27 dams.

Infrastructure includes a historic circa-1926 eight-bedroom homestead, two staff residences, shearers’ quarters, an eight-stand shearing shed, two sheep yards, cattle yards, numerous sheds and 675 tonnes of grain storage.
